Mixbrow Construction required a commercial roof-cleaning company for a large project in Ipswich, Suffolk. The roof cleaning was necessary because the tiles were covered in lichen, an organic material that damages tiles and causes unsightly discolouration.

After inspecting the roof, it was clear that not only would the roof cleaning be required, but the damaged tiles would also need recoating to return the tiles to their former serviceable condition for this redevelopment project.
We formally agreed on the scope with the client, which was to carry out complete roof steam cleaning and to recoat all the damaged tiles. This option significantly reduced the contractor's cost compared to the alternative solution of retiling the whole roof.

The client signed off our health and safety documentation (RAMS) for working at height, and cleaning methods and access were agreed upon before commencing work.

On our first visit, we conducted a full roof steam clean to remove the moss and lichen and reported the extent of the roof tile damage to the client. Moss and lichen frequently cause tile cracks, damaging property from leaks and contributing to dampness.
After the steam cleaning, we applied a chemical biocide treatment to kill off the spores from the lichen and moss. Once applied, we produced a report and presented it to the client with photographs to document the extent of the tile damage.
Biocide treatments for roof cleaning take a while before you can fully see the results, so we agreed to come back in two weeks to ascertain how many tiles would require a recoat.
For this phase of the commercial roof clean, access to the site was more complicated due to other trades working closely to complete the project on time. This is often the case on construction projects; we try to be flexible and meet the client's needs.
Good communication and planning are essential in the final stages of construction projects, and we ensure that we do this to prevent missing project milestones.
Once we had ascertained how many tiles required painting, we sourced specialist commercial-grade tile paint. Repco is a leading UK supplier of tile coating paints, and we only use the best products for our work, so we picked up the paint and were ready to go.
Getting the colour to match right with the existing tiles is essential, so we tested on a few before going all in. Once we were happy with the colour match, we applied the specialist tile coating paint on all the damaged tiles to rejuvenate and repair the damage.
Mixbrow Construction was impressed with the final results, and we saved them high costs by repairing the tiles rather than replacing them.
